Case studies

1. Lily Brook Development

Planning application for 26 homes on brownfield sites within urban area of Ramsgate. Discussion with Local Authority Officers, both pre application and consideration of scheme.

2. Antler Homes
Our lawyers advise Antler Homes on land acquisition for a variety of developments, while our planning consultants are retained to provide planning advice on the preparation and submission of several planning applications for large scale residential developments in the South East. This entails LDF representations (in some cases), pre application discussions, the preparation of fully supported planning applications, monitoring the applications and negotiating where necessary with the relevant planning authorities.

3. Housing associations
Acting for housing association in relation to the disposal of a site for residential development. This matter has been particularly complicated, as the site is subject to restrictive covenants in favour of a large number of active beneficiaries, with whom an option agreement to release such covenants has had to be put in place, and we are also negotiating a complex sale and leaseback arrangement whereby our client’s tenants may remain on site pending rehousing in due course.

Acting for Raven Housing Trust we have prepared a planning brief for redevelopment of dilapidated residential accommodation with new housing at Merrick House, Reigate. The site constraints in that area included proximity to a Conservation Area, park land and mature low density housing.

4. Crest Nicholson
Smiths Yard Shoreham
Acted for Crest Nicholson in the preparation and submission of a planning application for 18 three storey dwellings and car parking spaces at Smiths Yard, Shoreham. This site was difficult owing to it’s location in a flood risk area and solutions had to be negotiated with the Environment Agency and Adur District Council. The scheme also required the drafting and negotiation of a section 106 agreement to secure contributions to sustainable transport, education and libraries

Mixed use scheme in Ealing, West London
Drafting the “set-up” documents and thereafter dealing with the plot sales for a mixed use scheme in Ealing comprising a department store at ground floor level with a mix of market and social housing apartments above.
