Happy New Homeowners’ Day – now to make the process less painful

Never mind divorce, or bankruptcy, buying a house is supposed to be one of the most stressful things we encounter during a lifetime. Apparently, it is said to be even more stressful than the death of a loved one. But, today is New Homeowners’ Day, so to mark the occasion, we have outlined a few tips to help make house buying and selling a little less painful.


Unchain yourself


If you are in a property chain, i.e. you are selling your property in order to move into another, then you are possibly in the most stressful category. Being in a chain is a delicate balance – not only does your purchase rely on a buyer for your old property, but you need to ensure that no one involved in the buying or selling process drops out, or gazumped at the last minute.

What’s more, being in a chain makes you a less attractive buyer than someone who isn’t, for this very reason. Someone who isn’t in a chain, such as a first time buyer, or a cash buyer, will have no worries about selling a property, they will just complete and move in. If you need a quick sale, this is ideal. However do be aware of “chain breaker” companies who will offer less than market value for your property in order to achieve a quicker sale.

If you can, consider breaking away from the chain. Sell up your property and move into rented accommodation, so that you can present yourself as chain free. This way, you will be a much more attractive buyer, plus you can take the pressure off yourself a bit and make sure you worry about one thing at a time.

Know what you want


Have a conversation with your bank, accountant or financial advisor and set yourself a fixed budget and timescale and stick to these as best you can. If you are currently in the market for a property, make a list of your “desirables” or everything your new house must have. Put them in priority order and only look at houses that match your criteria. Once you have found the house you want, don’t be afraid to start low with the offers – and don’t forget to negotiate. Of course, you shouldn’t be too rigid in your decisions, but having clear objectives will help you to achieve this and it will take a lot of the stress out of the selling process.

Go with the flow


We know that moving home is disruptive and stressful. Constantly keeping the house tidy for last minute viewings and accommodating visits during the dinner hour may seem like it will go on forever, but it won’t. You need to accept it will take time and that these disruptions are part of the process. No matter how organised you are, there will be things along the way that throw up some unexpected hurdles. Just be flexible, stay calm and keep your friends and family on side.
