DMH Stallard’s specialist Planning team secured a resolution to grant planning permission at Brighton and Hove City Council’s Planning Committee this month for an eight storey mixed use scheme comprising 52 residential units and 894sqm of office at Davigdor Road, Hove.
The applicant, Withdean Commercial Property, was set up by the owners of the IMEX Group, an international exhibitions specialist, to enable them to secure a new office within Hove, after failing to find suitable high grade office space that fitted their specification.
The proposals allow for this award-winning local company to stay within the locality, securing a number of benefits for the city including:
- £25m capital investment;
- 52 residential units including affordable housing;
- £2.42m in local salary and new household expenditure locally;
- £170,000 in local business rates and council tax receipts;
- £2.6m contribution to the local economy per annum.
The scheme was not without its challenges; a number of significant issues were addressed during the planning process including the impact on neighbouring properties, concerns from local residents regarding the height and scale of the scheme, provision of adequate sunlight/daylight to existing and proposed dwellings and the impact on local services.
Peter Rainier, Principal Director of Planning at DMH Stallard said: “Above all, it is satisfying to meet the aspirations of a local employer (IMEX) who is looking to stay within the city, but might have been forced to take accommodation elsewhere. The provision of 52 additional homes (mainly smaller units) on a town centre, brownfield site constitutes sensible planning, helping to meet the housing needs of the locality whilst reducing the pressure for development on greenfield sites.”
