Creation of ‘new community’ in West Sussex takes another step forward

An outline planning application for a new community on land north of Horsham, West Sussex, has been submitted by Liberty Property Trust.  The plans include up to 2,750 new homes, a new business park of 46,450 square metres (c. 500,000 square feet) and a £50 million investment that will help deliver new schools, other community facilities and transport infrastructure.

The scheme will drive economic growth in the region, creating 4,000 new job opportunities and up to 825 affordable homes for local people.

DMH Stallard is the planning consultancy working on behalf of Liberty Property Trust.

Peter Rainier, Principal Director of Planning at DMH Stallard, said:

The submission of this major planning application is the culmination of six years’ work, which included the incorporation of the site into the strategic allocation of the Horsham District Planning Framework, adopted in November 2015.

The significance and importance of the plan to the local and regional economy cannot be underestimated. It will provide much needed housing, schools, employment, commercial opportunities, leisure facilities and the transport links needed to support it.”

Fundamental to the scheme is the development of extensive community facilities and services, including a new campus comprising a primary and secondary school, as well as provision for early years education and children with special needs. 

A second primary school will be located in the western part of the new community.  In addition, there will be a multi-use community centre, shops, health facilities sports and recreation amenities and public open space.   

Peter added:

This will be a sustainable new community with investment in transport that will represent a step-change in accessibility. There will be enhancements in public transport services and walking and cycling routes, as well as new roads and improved junctions.”

Liberty Property Trust is also proposing a new parkway railway station on the Horsham – Gatwick – London line, and will make the land available for the station and 600 parking spaces.
