Real Estate Investment

Our real estate lawyers cover the breadth of commercial and residential property purchases, lettings, development, financing,  management and sales. Our clients are individuals, consortia, property companies and Funds.

What our real estate investment lawyers do

Purchases: We deal with purchasers of freehold and leasehold properties for development, investment and trading.  The properties are residential, commercial, mixed use and clear sites.

Leases: We act for both landlords and tenants in the grant, renewal, termination and assignment of leases.  We deal with leases involving complex rent review provisions and with seven figure rents.

Development: We act for both commercial and residential developers, co-ordinating our experience with the skills of our planning and construction colleagues.  We are used to dealing with options, conditional contracts, overage agreements, promotion agreements and pre-emption arrangements.

Investment: Our commercial property investment lawyers have a wealth of experience of buying, selling and managing let and multi-let buildings. Our residential property investments lawyers deal with extensions and leasehold enfranchisement.

Management: Our property solicitors appreciate the need for accurate portfolio management and deal with licences and work together with our dispute resolution colleagues in serving notices, tenant-default and legislative advisory work.

Estates and Farms: We tend to act for acquirers and in addition to the core property acquisitions, advise on agricultural tenancies, farming contracts and the transfer of grants, entitlements and licences.

Financing: Either referring our property clients’ financing needs to our real estate financing colleagues or supporting their clients on real estate aspects, we deal with real estate lending, refinancing of existing portfolios and restructuring finance arrangements.

Sales: Our experienced team deals with all aspects of the sale of freehold and leasehold, and commercial, residential and mixed-use properties whether they are vacant, partly vacant or multi-tenanted.

How our real estate investment lawyers do it

Our partners want to be “out-house, in-house” advisors to our clients.  In other words, we want to go beyond just understanding the client’s business in general, and get to the essence of each individual deal a client does. We think this gives us an edge in seeing the bigger picture and prioritising the tasks and it is no surprise that many of our larger property clients have been instructing us for decades.

Complex property transactions can involve many legal disciplines and our client relationship partners are primed to enlist the services of, in particular, our planning and construction colleagues to give a seamless service.

Our internal “open door” policy means that all our lawyers talk to each other and we are able to provide advice on and provide solutions for every aspect of the modern real estate transaction and the issues it will throw up.
