Within the Real Estate Dispute Resolution team, Graham’s clients include property developers and investors, corporate entities, as well as private individuals and non-profit organisations. His particular areas of expertise include:
Landlord and Tenant Disputes (e.g. business tenancy renewals, break notices, unauthorised alterations / assignments, rent and service charge arrears, forfeiture and possession claims and business tenancy renewals);
Land and Development Disputes (e.g. trespass, nuisance claims, boundary disputes, easement / restrictive covenant disputes, and adverse possession claims)
Graham works primarily in our Gatwick office but also collaborates closely with colleagues in our other locations.
Work highlights
Recovery of possession
Acted for a University in recovering possession from occupational protesters (University of Brighton v Persons Unknown [ )2023] EWHC 1485 (KB)
Lease termination dispute
Represented a commercial landlord in a dispute involving the tenant’s attempt to enforce the termination of a lease as a result of the COVID-19 pandemic.
Service charge dispute
Acted in a multimillion-pound service charge dispute arising as a result of cladding works following the Grenfell Tower Fire.
Damages claim
Represented a group of private leaseholders in a damages claim against the landlord and developer in relation to the defective condition and construction of a luxury apartment block.
Recovery of possession
Acted for a private skatepark in relation to the landowner’s attempt to recover possession.

All change - The Renters Rights Bill
Most within the letting industry would have heard about the abolishment of no-fault evictions i.e. s21 of The Housing Act 1988, which has been on the agenda for some time. The last Bill was not passed by the previous Parliament and, since then, the Labour Government has changed it and reintroduced it as “the Renters Rights Bill”. The change in name also brings in a change of substance as, not only are the Government seeking to abolish no fault evictions, but also propose other changes which could lead to substantially less properties being available to let, pushing up market rents.

Residential lease extensions – where are we now?
For owners of residential flats, the past few years has been a period of confusion and frustration as the Government has sought to reform the lease extension process, including the way that lease extensions are valued. The subject has received a good deal of press attention and indeed a new piece of legislation – the Leasehold and Freehold Reform Act 2024 (LAFRA) – was enacted in the final parliamentary session before the general election in July.
